Everett was a mill town that became an aerospace town, and its housing records both phases plainly. What we are usually asked to do is bring an older north-end house up to the way people actually live now, or open up a 1960s or 70s south-end house that was built to a tight budget with small, closed rooms.

Rucker Hill, Grand Avenue and Northwest Everett

The bluff above Port Gardner holds the city’s best early housing — substantial Victorians and Craftsman homes from the 1890s through the 1920s, built with timber money and detailed accordingly. Conditions match the era: knob-and-tube on upper floors, undersized electrical service, galvanized supply, unreinforced masonry chimneys and basements with limited headroom. Much of this area sits within a historic overlay, so street-facing changes get looked at while interior work generally does not.

Bayside, Riverside and the older grid

Closer to downtown the stock is smaller and mixed, with early-century cottages beside 1940s wartime infill built for the shipyards and, later, for Boeing. These are practical houses that respond well to system upgrades and thoughtful layout changes. Foundations range widely and are worth assessing before any promise about level floors.

South Everett, Silver Lake and Evergreen

South of Highway 526 the city becomes post-war and later suburban — ramblers and split-entries from the 1950s through the 1970s, then 1980s and 1990s subdivisions around Silver Lake. Structurally straightforward and very remodel-friendly, with the familiar mid-century issues: aluminum branch wiring in a narrow band of mid-1960s homes, asbestos-containing vinyl and ceiling texture, single-pane aluminum windows and original cast-iron or early plastic drain lines.

What Everett permitting asks of you

Everett runs its own review through the city. The items that most often change scope are the historic overlay in the northwest neighborhoods, steep-slope and geotechnical requirements near the bluff, side-sewer condition on the older grid, and shoreline provisions on waterfront parcels. We identify which of these apply to your address before quoting.

Local Area Profile

Remodeling in Everett: What the Area Demands

Everett occupies a peninsula between Port Gardner and the Snohomish River delta, with the land dropping sharply to the water on the west and north. The bluff, the river and Boeing explain most of what the city is.

Geography and how it affects a build

The western bluff above Port Gardner is steep and in places unstable; anything affecting foundations, drainage, retaining or footprint on those parcels needs engineered detail and often geotechnical input. East and north the land falls to the Snohomish River delta, which is low, wet and in parts within the floodplain — relevant to foundation and elevation requirements. In between, the plateau is straightforward building ground. Marine exposure on the west side is hard on cladding, flashing and hardware, and we detail for it rather than to the minimum.

Neighborhood character

Northwest Everett and Rucker Hill are historically minded, with well-kept period houses and neighbors who notice exterior changes. Bayside and Riverside are more mixed and more affordable, with a lot of restoration potential. North Everett has a walkable grid and a genuine downtown. South Everett and Silver Lake are family-driven suburbia where the common project is more space — a finished lower level, a garage conversion, a primary suite. Harbour Pointe on the Mukilteo side brings view-driven work.

Construction considerations specific to Everett

Glacial soils drain unevenly, so perimeter drainage and downspout tightlining come up on most projects that disturb grade. Older north-end lots are narrow with limited staging room, which affects sequencing. Historic overlay review applies in specific areas. And on any pre-1940 house the chimney, the electrical service and the sewer line are the three items most likely to reshape the budget.

About the Area

About Everett, WA

Everett was founded on speculation. In the early 1890s investors backed by East Coast money — the Rockefeller name among them — laid out a city on the peninsula expecting it to become the Northern Pacific terminus and an industrial capital. The railroad went elsewhere, the 1893 panic arrived, and Everett had to become something else: a mill town. At its peak it claimed more shingle mills than anywhere in the world, and the money from timber built the houses on Rucker Hill and Grand Avenue.

Labor history runs deep here too; the Everett Massacre of 1916 on the city dock is part of the region’s memory. The mills declined through the twentieth century, and what replaced them was aerospace. Boeing opened its Everett plant in the late 1960s to build the 747, and the enormous assembly building north of the city reoriented the whole local economy. The subdivisions of south Everett are largely that decision made visible.

Everett is now around 110,000 people, the county seat of Snohomish County, and the northern end of the region’s light rail line as of 2024. The waterfront is being redeveloped, the downtown grid is filling in, and the older north-end housing has become genuinely desirable again. For homeowners that means renovation here holds its value in a way it did not two decades ago.

FAQ

Remodeling in Everett — Common Questions

My house is in the historic north end. Does that change what I can do?

Northwest Everett and Rucker Hill hold some of the oldest intact housing in the county, and parts of that area carry historic recognition. In practice, interior work is rarely the issue; alterations to street-facing exterior elements, windows and roof lines are what can draw additional review. We establish which designation, if any, applies to your parcel before design, because it shapes window and siding decisions rather than merely adding paperwork.

The construction reality matters more day to day. Expect balloon framing, surviving knob-and-tube runs, unreinforced masonry or post-and-pier foundation sections, and no meaningful insulation. The efficient sequence is to upgrade envelope, wiring and plumbing while the walls are already open, rather than paying twice to reopen them later.

My house is in the Northwest Everett historic area. What does that restrict?

Exterior, street-facing changes get review — elevations, windows, materials. Interior work is generally unaffected.

In practice the approach that satisfies review and holds value best is a period-appropriate exterior with a fully modern interior, which is what most owners of these houses want anyway.

Why do bluff-side projects near Port Gardner take longer?

Because the engineering precedes the building. Parcels on or above the western bluff are subject to slope and geotechnical requirements, and work affecting foundations, drainage or footprint often needs an engineered design and a geotechnical report.

That review is measured in weeks. We build it into the schedule from the start.

Can I convert my garage or add an ADU in Everett?

Frequently yes, and it is one of the more common requests we get in south Everett where lots are larger and garages are detached or tuck-under. Feasibility comes down to lot size, setbacks, height, parking, sewer capacity and access.

We run that as a short feasibility review before design so you know early.

What should I expect in a 1960s south Everett rambler?

Usually a sound structure with dated systems: single-pane aluminum windows, original cast-iron or early plastic drain lines, minimal insulation, and asbestos-containing vinyl or ceiling texture that we test before demolition. A narrow band of mid-1960s houses also has aluminum branch wiring.

None of it is unusual and all of it is cheaper to address while walls are open.

How long does a typical Everett remodel take?

A bathroom is usually three to five weeks on site and a kitchen six to ten, depending on structural change and cabinet lead times. Permitting and product lead times, not framing, drive most schedules.

You get a written sequence with the long-lead items called out.
