Professional Home Remodeling Services in Lakewood

Lakewood is more varied than most people expect. It contains some of the finest early twentieth-century residential architecture in Pierce County, a very large stock of 1940s and 50s housing built around the military installation, and the ordinary mid-century suburbia that filled the gaps. What we do depends entirely on which of those you own.

The lake district estates

Around Gravelly Lake, American Lake and Lake Steilacoom there are substantial houses from the 1910s through the 1940s, built when this area was a country retreat for Tacoma’s wealthy. Some are architect-designed and genuinely significant. Work on these is restoration-minded: period-appropriate detailing, careful window and millwork decisions, and complete replacement of century-old systems behind preserved finishes. Expect knob-and-tube, undersized service, galvanized supply, unlined chimneys and, on lakeside parcels, shoreline provisions and slope considerations.

The military-era and mid-century body

The great majority of Lakewood housing dates from the 1940s through the 1970s, much of it built quickly to house personnel and workers associated with the adjacent military base. These are modest, sound, simple houses on regular lots — excellent remodeling candidates with straightforward framing, accessible crawl spaces and room to extend. Era conditions are consistent: original or lightly updated electrical, galvanized supply in earlier houses, single-pane windows, thin insulation, and asbestos-containing vinyl and ceiling texture that we test before demolition.

Working near Joint Base Lewis-McChord

JBLM adjoins Lakewood, and a substantial share of our clients here are serving or retired military households. Two practical consequences. First, timelines matter more than usual — deployments and PCS moves are fixed dates, and a project that slips is a real problem rather than an inconvenience, so we schedule conservatively and communicate about long-lead items early. Second, parts of the city lie under aircraft approach paths, where noise is a design consideration and glazing, wall assemblies and ventilation are worth detailing deliberately.

What Lakewood permitting asks of you

Lakewood runs its own review. The provisions that most often shape a scope are shoreline management on the lakes, critical-area buffers and wetlands — there are many, given the number of water bodies — drainage and impervious-surface limits, and slope requirements on the steeper lakeside parcels.

Local Area Profile

Remodeling in Lakewood: What the Area Demands

Lakewood sits southwest of Tacoma on a glacial prairie dotted with lakes, bounded by Puget Sound to the west and Joint Base Lewis-McChord to the south and east.

Geography and how it affects a build

The prairie is generally flat and, unusually for the region, often gravelly and well-drained — which makes for straightforward foundations in much of the city. The exceptions are the lake margins, where slopes and shoreline provisions apply, and the wetland pockets scattered across the prairie, which carry buffers. American Lake, Gravelly Lake, Lake Steilacoom, Waughop Lake and several smaller bodies mean critical-area review appears on more Lakewood projects than the flat terrain suggests. Chambers Creek forms part of the northern boundary.

Neighborhood character

Lakewood is genuinely mixed. The lake district around Gravelly Lake Drive is established, wooded and affluent, with large parcels and significant houses — Lakewold Gardens is the emblem of that era. Tillicum and Woodbrook near the base are modest and military-connected. Central Lakewood is ordinary post-war suburbia with the Lakewood Towne Center as its commercial anchor. The city is diverse, with a substantial military and veteran population and, correspondingly, a lot of turnover in some neighborhoods and deep tenure in others.

Construction considerations specific to Lakewood

Shoreline and slope provisions on the lakes. Wetland buffers across the prairie. Aircraft noise in the approach corridors. Military scheduling realities for a large share of clients, which we take seriously. Generally good soils, which helps foundation work. Staging is easy in most of the city, where lots and streets are generous.

About the Area

About Lakewood, WA

Lakewood’s lake district was a country retreat before it was a suburb. In the early twentieth century Tacoma’s business families built summer estates around Gravelly Lake and American Lake, laying out grounds and gardens on the glacial prairie southwest of the city. Lakewold Gardens, developed from the 1930s, survives as a public garden and is the clearest remaining expression of that period.

The military reshaped everything. Camp Lewis was established in 1917 on land donated by Pierce County, becoming Fort Lewis and eventually, merged with McChord Field, Joint Base Lewis-McChord — one of the largest military installations in the country. The base drove enormous housing demand through the Second World War and the decades after, and much of Lakewood’s stock exists because of it. Commercial development followed along the highway corridors, and Lakewood Colonial Center, opened in the 1930s, was among the earliest shopping centers in the western United States.

Lakewood incorporated only in 1996 and is now around 65,000 people, one of the larger cities in Pierce County. For homeowners it offers an unusual range: significant early twentieth-century houses near the lakes that reward restoration, and a very large stock of modest, sound post-war housing that remodels cost-effectively. Which conversation we have depends on which side of that you are on.

FAQ

Remodeling in Lakewood — Common Questions

I am active duty with a PCS date. Can you work to a fixed deadline?

Yes, and we take those dates seriously because they are not negotiable. A large share of our Lakewood clients are serving or retired military, and we schedule conservatively, identify long-lead items early and communicate about anything that threatens the date.

If a timeline is genuinely not achievable we will say so before you sign rather than after we start.

Does aircraft noise from the base affect my remodel?

It does not restrict the work, but it should influence how it is detailed. Parts of Lakewood lie under approach corridors, and where sound performance matters we specify glazing, wall assemblies and ventilation deliberately rather than to the minimum.

A tightly sealed house also needs a deliberate ventilation path, which we design in rather than leave to chance.

My house is one of the older lake district properties. How do you approach it?

As a restoration rather than a renovation. These are 1910s to 1940s houses, some architect-designed, and the value is in period-appropriate detailing with completely modern systems behind it.

Expect knob-and-tube, undersized service, galvanized supply and unlined chimneys, plus shoreline and slope provisions on lakeside parcels.

Is a 1950s Lakewood house worth remodeling?

Usually yes. Simple framing, accessible crawl space, generous lot and easy to open up or extend. Lakewood’s soils are often gravelly and well-drained, which helps foundation work.

What these houses need is systems and insulation, and that is where the budget belongs.

My neighborhood is under the JBLM flight path. Should the remodel address noise?

Yes, and it is one of the higher-value things you can do here. Parts of Lakewood sit under regular military aircraft operations, and the difference between a house that has been treated for noise and one that has not is immediately obvious when you stand inside it.

The measures that actually work are unglamorous: laminated or higher-STC glazing, solid-core exterior doors, careful air sealing, dense attic and wall insulation, and baffled or ducted intake at any through-wall vent. Air sealing does double duty on energy cost. If your house received a sound insulation upgrade under an earlier program, we identify those assemblies before demolition so a remodel does not undo work that was already paid for.

My Lakewood lot is close to an acre. What can I actually put on it?

More than most people assume, and less than the lot size alone suggests. Lakewood has a number of large legacy parcels from its estate-era development, and on those the options can include a substantial addition, a detached shop or garage with finished space above, or an accessory dwelling unit.

What governs is zoning rather than acreage: allowed uses in your specific zone, lot coverage, impervious surface and stormwater, setbacks, height, and whether a second unit is permitted and how it must be served. Near the lakes, shoreline and critical area rules narrow the buildable envelope further. We map the actual buildable area on your parcel first, then design into it.
