Professional Home Remodeling Services in Gig Harbor

Gig Harbor divides between the historic waterfront, the hillsides around the harbor, and the newer subdivisions spreading across the peninsula. The waterfront and slopes are the technically demanding part; the peninsula raises septic and access questions.

The harbor and the historic waterfront

Along Harborview Drive and the streets above it there is genuinely old housing — net sheds, cottages and houses built by the Croatian and Scandinavian fishing families who founded the community, from the 1890s onward. These sit on tight lots with difficult access, frequently right at the water, and they carry both century-old systems and shoreline provisions. Work here is restoration-minded and logistically awkward: narrow streets, limited staging, and in places barge or hand-carry access for materials.

The hillsides around the harbor

The land rises steeply from the water on all sides, and much of that slope carries mapped landslide hazard. Work affecting foundations, drainage, retaining or footprint needs geotechnical investigation and engineered detail, and review takes weeks. View protection is taken seriously here by neighbors as well as by the city, so a second story or a raised roofline invites scrutiny. The recurring pattern is a mid-century house with a harbor view, an aging deck and site water heading toward the slope rather than away from it.

The peninsula subdivisions

North and west of the harbor the housing is largely 1980s through 2000s on generous lots, structurally cooperative and mechanically recent. Projects are about layout and finish. What changes out here is services: a good number of properties are on septic rather than sewer, and capacity governs whether bedrooms or fixtures can be added. Some are on private wells. We confirm both before scoping.

Shoreline management and trees

Gig Harbor’s shoreline is regulated in detail — setbacks from the water, impervious surface, vegetation and what can be built within the shoreline zone — and the city has tree provisions as well. On a waterfront lot the shoreline setback frequently decides the entire plan, which is why we establish it before any design work.

Remodeling in Gig Harbor: What the Area Demands

Gig Harbor sits on a sheltered inlet on the Kitsap Peninsula side of the Tacoma Narrows, reached by the Narrows bridges, with the harbor at its center and Mount Rainier visible across the water.

Geography and how it affects a build

The harbor is a deep, sheltered inlet ringed by steep slopes, so grade is the normal condition close to the water and landslide hazard is mapped over substantial areas. Geotechnical involvement on slope work is common rather than exceptional. Away from the harbor the peninsula is gently rolling glacial ground, generally straightforward, with poorly draining till in places. Marine exposure affects cladding, flashing and hardware on exposed elevations. Several creeks reach the harbor with critical-area buffers, and the shoreline itself is closely regulated.

Neighborhood character

Gig Harbor has one of the most distinctive identities of any city we work in: a working and recreational fishing harbor with a genuine maritime heritage, founded by Croatian and Scandinavian fishing families whose descendants still live here. The waterfront is walkable, historic and much visited. The hillsides hold view property. The peninsula subdivisions are family suburbia, many households commuting across the bridge to Tacoma. Residents are protective of views, trees and the harbor’s character, and that is reflected in how land use is regulated.

Construction considerations specific to Gig Harbor

Shoreline setbacks, which often decide waterfront plans outright. Landslide hazard and geotechnical requirements on the harbor slopes. Septic and well capacity on the peninsula. Difficult access and staging on the historic waterfront, occasionally requiring barge or hand-carry delivery. View considerations from neighboring properties. Bridge access affecting delivery scheduling. Marine-grade detailing on exposed elevations.

About the Area

About Gig Harbor, WA

Gig Harbor was named by a survey party in the 1840s whose captain’s gig sheltered in the inlet. The community that grew there was built by fishermen — Croatian immigrants from the Dalmatian coast alongside Scandinavian families, who found the sheltered harbor and the salmon runs familiar enough to build a life around. The net sheds along the waterfront, the boat yards and the family names still visible on local businesses all date from that period, and the fishing fleet worked as far as Alaska.

For a century the harbor was effectively separate from Tacoma across the water, reached by ferry. That changed in 1940 with the first Tacoma Narrows Bridge — which famously collapsed four months after opening, in one of the best-known engineering failures in history. A replacement opened in 1950, and a second span in 2007, and each crossing pulled Gig Harbor further into the Tacoma orbit.

Suburban growth followed the bridges, filling the peninsula with subdivisions from the 1980s onward while the harbor itself retained its historic character and its working boats. The city is now around 12,000 people with a much larger surrounding peninsula population. For homeowners the picture is genuinely attractive property in a setting with real character — where the shoreline setback, the slope and the septic system are the three things that decide what can actually be built.

FAQ

Remodeling in Gig Harbor — Common Questions

What do shoreline provisions restrict on a Gig Harbor waterfront lot?

Setbacks from the water, impervious surface, vegetation removal and what can be built within the shoreline zone. On a narrow waterfront lot the shoreline setback frequently decides the entire plan.

We establish the shoreline designation and setback before any design work, because starting with drawings and discovering the setback afterward wastes everyone’s time.

My house is on the harbor slope. Do I need a geotechnical report?

Very likely. Landslide hazard is mapped over substantial areas of the slopes around the harbor, and work affecting foundations, drainage, retaining or footprint there needs engineered detail supported by geotechnical input.

We identify it at the first walkthrough and build the report and review time into the schedule.

My property is outside the city on the peninsula. Does that change the process?

It changes who reviews it. Inside Gig Harbor, the city handles your permit and you are likely on city sewer. Out on the peninsula, it is Pierce County for the building permit, health department involvement for on-site septic, and a private or district water supply. Plan on a longer runway for the county path.

Two peninsula conditions drive design more than the paperwork. First, septic capacity sets your ceiling on bedrooms and fixtures, so we pull the as-built early. Second, if you are near the water, shoreline jurisdiction can apply to work within a defined distance of the marine edge, which affects additions, decks and bulkhead repair far more than it affects interior remodeling.

Why is work on the historic waterfront more expensive?

Access, mostly. The streets are narrow with limited staging and turning space, some properties sit right at the water, and in places materials have to come in by barge or be hand-carried.

That is a genuine cost and we price it explicitly rather than discovering it once the job starts.

Can I add a second story for a harbor view?

Sometimes, but expect scrutiny. Height limits apply, view considerations from neighboring properties are taken seriously here, and on the slopes the existing foundation’s capacity and slope provisions both come into it.

A feasibility review before design is worth it, because this is one of those places where the neighbors’ views are part of the regulatory picture.

Does marine exposure change how you build?

Yes. Exposed elevations here take wind-driven rain and salt air, which is hard on cladding, flashing, fasteners and railings.

We detail those assemblies for the actual exposure rather than to code minimum. It costs slightly more once and saves considerably later.
