Professional Home Remodeling Services in Hunts Point
Hunts Point is one of the smallest incorporated towns in Washington — a peninsula of a few hundred residents projecting into Lake Washington, entirely residential, with no commercial development at all. Almost everything about building here follows from the water and from how little room there is.
The housing and what owners ask for
The stock is substantial and largely oriented to the water, ranging from mid-century houses to significant recent rebuilds. Because waterfront land here is among the most valuable in the state, projects tend to be comprehensive: whole-house renovation, reconfiguration for water outlook, high-specification kitchen and bath work, and often a genuine renovate-or-rebuild decision. Mid-century houses carry era-typical conditions — single-pane glazing, insulation below current standards, original cast-iron drain lines and, in a narrow band of mid-1960s houses, aluminum branch wiring.
Shoreline provisions, which govern the waterfront
With the great majority of parcels on or close to the lake, shoreline management is the first constraint on most projects: setbacks from the water, impervious surface, vegetation and what may be built within the shoreline zone, including docks and shoreline structures. On a narrow waterfront lot the shoreline setback frequently decides the plan outright, so we establish it before any design work.
Access and staging, which are genuinely difficult
The peninsula is served by a small road network with limited width, limited turning space and very limited on-street parking. Material deliveries have to be sequenced rather than stacked, concrete access needs planning, dumpster placement is constrained, and crew parking has to be arranged deliberately. This is a real cost and schedule factor that contractors unfamiliar with the Points communities routinely underestimate, and we price it explicitly.
Trees, site management and a very small administration
Tree retention applies and mature trees affect where work can go. Expect close attention to how the job is run — hours, noise, hauling and site condition — as in the neighboring Points towns. With a few hundred residents the administration is correspondingly small, so review depends on availability and meeting schedules, and we establish that calendar at the outset.

Remodeling in Hunts Point: What the Area Demands
Hunts Point occupies a small peninsula on the east side of Lake Washington, between Yarrow Point and Medina, immediately north of the SR 520 corridor.
Geography and how it affects a build
The peninsula is low and narrow with the lake on three sides, so shoreline conditions dominate. Ground slopes toward the water on most parcels, bringing drainage requirements and, where foundations or retaining are involved, sometimes geotechnical input. Soils are glacial and drain unevenly, and because runoff reaches the lake directly, drainage design and impervious-surface limits are scrutinized. Mature tree cover is significant for the size of the town and is regulated.
Neighborhood character
Hunts Point is private, quiet and among the most affluent communities in the state, with a few hundred residents, no commercial development and a strong emphasis on privacy and the residential character of the peninsula. Households are typically long-tenured. Owners invest to a high standard in properties they intend to keep, and the town’s regulations reflect a community that is protective of how change happens.
Construction considerations specific to Hunts Point
Shoreline provisions on nearly every parcel. Difficult access and constrained staging on a small road network. Tree retention. Close management of work hours, hauling and site condition. Drainage straight to the lake. A very small administration whose review calendar sets the pace.

About Hunts Point, WA
Hunts Point takes its name from an early property owner on the peninsula. Like the neighboring Points communities, it began as a place of summer houses reached from Seattle by boat, on a stretch of lake shore that was remote from the city in practical terms despite being visible from it.
The Lake Washington Ship Canal lowered the lake by roughly nine feet in 1916, changing the shoreline permanently, and the floating bridges of 1940 and 1963 brought the east shore within an easy drive of Seattle. The peninsula became year-round residential, and the community incorporated as a town in 1955 — one of several small Points-area incorporations in that period, motivated largely by a wish to control local land use rather than be absorbed into a larger city.
It has stayed very small by design: a few hundred residents, no commercial district and a road network that has not needed to change. For homeowners the practical picture is extremely valuable waterfront property where the shoreline rules and the physical difficulty of getting materials onto a constrained peninsula are the two things that shape any project.
Remodeling in Hunts Point — Common Questions
What do shoreline provisions restrict here?
Setbacks from the water, impervious surface, vegetation and what may be built within the shoreline zone, including docks and shoreline structures. With most parcels on or near the lake, this is the first constraint on nearly every project.
On a narrow waterfront lot the shoreline setback frequently decides the plan outright, so we establish it before any design work.
Is access really a problem on the peninsula?
Genuinely, yes. The road network is small with limited width, limited turning space and very little on-street parking. Deliveries have to be sequenced rather than stacked, concrete access needs planning and crew parking has to be arranged deliberately.
It is a real cost and schedule factor that contractors unfamiliar with the Points communities routinely underestimate. We price it explicitly rather than absorbing it.
Should I renovate or rebuild?
A genuine question here, because land value is high enough that deep renovation and new construction can sit in overlapping budget ranges — and a rebuild removes the compromises an older footprint imposes on water outlook.
We give you both numbers before you commit to a direction.
My ZIP code says Bellevue. Which town permits my work?
Hunts Point. The 98004 ZIP is shared and postally designated to Bellevue, so the mailing address does not follow the town boundary.
ZIP codes are postal boundaries, not municipal ones. We confirm the permitting jurisdiction by parcel.
How closely is construction managed?
Closely, as across the Points communities. Expect real attention to work hours, noise, hauling, truck movements, crew parking and site condition.
In a town of a few hundred people, a badly run site affects everyone. We staff and sequence to comply rather than treating conditions as advisory.
Does the small administration affect timelines?
It changes the rhythm. With a few hundred residents the town runs a very small administration, so review depends on availability and meeting schedules.
We establish the actual review calendar at the outset and plan around it.
