What an ADU is

An accessory dwelling unit is a second, self-contained home on your own lot — for family, for rental income, or for the flexibility to stay where you already live. It has its own entrance, its own kitchen and its own bathroom, so it can be lived in independently of the main house.

It can be detached, like a backyard cottage, attached to the existing house, or converted from a garage or basement. Which one fits depends on your lot, your budget and what the city will allow, and that is the first thing we work out with you. Permits are required for every new dwelling, and we file them as part of the job.

Detached ADU in the Seattle Area

A detached accessory dwelling unit in the Seattle area: board-and-batten exterior, a full kitchen, a bathroom with a walk-in shower and its own entrance.

We hired the team at Levite Construction to remodel our master bedroom and bathroom. The team with Nati Goldman as the PM did an outstanding job, we even added scope to do our front bathroom as well. Needless to say, we will be hiring them again this Spring to work on our LR and FR.

We recently remodeled our master bathroom with Coral from Levite Construction, and the experience was outstanding! Barak, our project manager, was exceptional, clearly communicating the timeline and expectations while keeping us informed every step of the way. He handled unexpected challenges with creativity and professionalism, ensuring the process remained stress-free. The pricing was transparent, with detailed breakdowns and no surprises—something we truly appreciated. Sundus, our designer, brought our vision to life with a stunning, functional design that exceeded our expectations. Her attention to detail transformed our bathroom into a spa-like retreat. If you’re looking for a team that’s professional, creative, and reliable, Levite Construction is the way to go. We couldn’t be happier with the results!

I worked with Yair, Natalie (design) and Barak (site manager) on my bathroom remodeling. The estimate was clear and I really appreciate that individual steps are listed in detail in the estimate; it learned a few things I wasn't thinking about before, so the estimate really helped me understand the whole process. The designing was a great experience, too! Natalie listened to our wild ideas and made lots of suggestions to make them work together. After the construction started, Barak gave us daily updates and took care of the tiniest details. He also patiently answered my questions about how steps like waterproofing are done. Projects like this always have some small imperfections; after the project has been completed, Yair and Barak responded quickly to make a small fix; I am thankful that they are taking care of their clients. I'm very glad to have worked with Levite Construction!

I’m so glad I chose Levite Construction to remodel my kitchen. Yair Levi and Barak Tamir headed up the construction team. They were both extremely responsive and organized in getting everything done. Natali was the designer and she worked with me until I got exactly the materials I wanted. It was exactly 5 weeks from tear down to professional cleaners coming and cleaning the new kitchen. It felt very fast! I love my new kitchen!

I had an amazing opportunity to work with Levite Construction to remodel my old condo. Yair, the G.C & Co-founder of the company was there from the start to the finish. He organized all his people so that work progressed efficiently and proficiently. Also, he listened to my priorities and concerns, and he made sure those were met. During the final stages, Barak made sure all improvements (both indoor and the public areas) were done in a timely manner. Thank you VERY MUCH for your wonderful work! I recommend your company wholeheartedly! I am only attaching before/after pictures of one bathroom because photos never do justice.

I had a small bathroom in my 1914 house redone and decided to go with the bid from Levite Construction because the overall estimated cost came in quite a bit lower than several other design/build companies and I was impressed with the on-site visit by the project manager Coral and his attention to detail. Working with the designer Natali was very productive and useful at the start of the process, given the overwhelming number of choices. Natali picked up very quickly on what I like, and with her help we could zero in on tiling and hardware choices efficiently. Communication throughout the process was excellent. Having a responsive project manager as a single contact point across the many tasks and subcontractors was a big plus. In an old house it is par for the course that there will be some surprises (plaster walls, plumbing out of code etc.) requiring the occasional adjustment of plans - this is where a good communication channel becomes essential to avoid delays and stress. The project was completed on time and within budget, and I am very happy with the result. At the end of the project I was especially impressed with the flexibility to have all remaining cosmetic issues addressed very quickly until I was completely satisfied.

Levite Construction just completed a remodel of our master bathroom. We are thrilled with the result. Natali, our designer, was invaluable in helping us to choose the various components (tile, flooring, vanity, etc.). I asked Yair up front for a time estimate. He told me three to four weeks, and that was right on the money. At the time I wondered how it could take that long, but now I see how much goes into it, and I'm amazed they were able to meet that promise. The workers were here almost every single day (M-F), and they took very few breaks. Yair was very conscientious about keeping us updated and explaining each step along the way. I believe we got three bids on this project. Levite was competitive with the other two. We couldn't be happier with the look and feel of our new master bathroom, so I feel very good about the value we received for our investment. Thank you Levite!

Our home recently experienced significant water damage due to a frozen pipe bursting in our crawl space, leading to a flooded basement. This unforeseen event required a complete basement remodel. After discussing our situation with Levite Construction, their expertise was clear, and we quickly decided to hire them for the job. From the outset, Levite Construction's team impressed us with their efficiency. They promptly replaced the insulation, repaired and painted the drywall, installed new LVP flooring, and fitted a modern vanity in our bathroom. Their quick and skilled work transformed our basement into a new favorite space in our home. We were particularly appreciative of our project manager, Yair, who was attentive to our needs and kept us updated throughout the project. His management ensured the process was well-organized and on schedule, which greatly reduced any stress for us. The design team at Levite Construction also played a crucial role. They quickly selected all the necessary materials and were adept at finding solutions for any material-related issues. Their expertise allowed us to feel comfortable and confident in their choices. In summary, Levite Construction is a standout company in the construction market, known for its efficiency, professionalism, and commitment to customer satisfaction. Their approach to our basement remodel was smooth and worry-free. We highly recommend Levite Construction for anyone looking for quality construction and restoration services. Thank you, Yair and the team! Alex

ADU project questions

What is an ADU?

An accessory dwelling unit is a second, self-contained home on the same lot as your house. It has its own kitchen, its own bathroom and its own entrance, so it can be lived in independently. A detached one sits separately in the garden; an attached one is built onto or converted within the existing house.

Do you handle the permits?

Yes. Permitting is part of the job rather than something you are left to chase. ADUs are the most heavily regulated work we do, and the rules differ between Seattle and each Eastside city, so the design is drawn to suit the jurisdiction your property sits in.

Who designs the ADU?

Our in-house designer, working with you. Because Levite Construction Co designs and builds, the drawings are made by the people who will be on site, which keeps the design inside what is actually buildable and permittable on your lot.

What goes inside an ADU?

Everything a home needs. The detached unit shown on this page has a full kitchen, a bathroom with a walk-in shower, living space and its own entrance, finished to the same standard as the main house.

How do I find out whether my lot can take one?

Book the free consultation. We look at the lot, the existing house and the local rules together and tell you what is realistic before you spend anything on drawings. Levite Construction Co is family-owned and licensed in Washington State, licence LEVITCC782DH.
