LEVITE CONSTRUCTION - CUSTOM HOMES PROCESS
This can be used as a rough guideline for the construction process, although sometimes a change from this plan is caused by some situations.
Step 1 – Preconstruction. This consists of design, negotiation of contracts, funding, demolition if required, surveys, and authorization.
Step 2 – Preparation. Land clearing, soil filling, site work/grading, rough plumbing, foundations/footings/slabbing
Step 3 – Rough Framing/Block Work. This is when the block/frame walls are erected, interior walls are framed, and roof structures are installed, depending on the type of home being designed.
Step 4 – Interior Roughs. At this point, your home’s rough shell is full and dried-in. This is when their rough equipment is mounted in the walls of your house by the plumber, electrician, gas, and HVAC contractors.
Step 5 – Exterior/Roof. On the inside of your house, when the tradesmen are working, work will also be done on the outside. Installation of Windows and Doors would be accompanied by the installation of Lap Siding or Stucco. We are also working on your roof at this time, whether it’s metal roofing, shingles, or tile.
Step 6 – Interior. It’s time for insulation, then drywall, drywall texture, and wall paint after the roof is full and the trade is finished inside.
Step 7 – Trim and Millworks. Now it’s time to finish the interior. Flooring, cabinetry, countertops, trimming work was completed at this period, such as crown molding, built-ins, interior doors, and staircase.
Step 8 – Trimouts. Subcontractors come in for their stage of Trim Out at this time. Installing plumbing fixtures, hanging light fixtures, and setting up the HVAC units.
Step 9 – Substantial Completion/Punchout. This is when all the final touches on your home are finished. On the inside, the paint touch-up is taken care of with hardware installed. On the outside of the driveway and sidewalks of your house, drainage, landscaping, and sod have been built.
Step 10 – Job Completion. Final work cleaning is finished, final checks are passed, and the owner receives a punch list.
